Landlord Fees & Charges

Please see below the various fees and charges associated with us letting and managing your property that we want you to be aware of. Below is a breakdown of all our charges to give you an idea of what to expect.

LETTINGS SERVICE ONLY:

Sole Agency: 9.6%

Multi Agency: 12%

  • Find a tenant
  • Advise on preparing your property for letting
  • Keep you up to date on compliance and health & safety
  • Put up a 'To let' board
  • Market the property and advertise on relevant portals
  • Put up a 'To let' board
  • Arrange and accompany viewings
  • Collect and hold the deposit
  • Obtain comprehensive references via an independent referencing agency
  • Conduct right to rent checks
  • Draw up all tenancy paperwork including Tenancy Agreement
  • Ask tenants to set up rent payments and pass monies on
  • Make any necessary HMRC deduction
  • Chase late rent payments
  • Discuss renewal or termination with you before the end of the tenancy

LETTINGS, RENT COLLECTION & MANAGMENT SERVICES:

  • Assigned an experienced Property Manager who will be your main point of contact and will assist you with any queries relating to your property or tenant
  • Ensuring the property complies with current legislation including Gas Safety checks, PAT testing and Legionnaire testing 
  • Managing tenant move ins and check outs
  • Recommend improvements to the property which would increase the rental potential 
  • Liaising with and managing contractor visits to attend to repairs and maintenance issues in your property 
  • Rent collection and chasing rental arrears 
  • Instructing and managing legal action should tenants breach their tenancy agreement 
  • Arrangement of payment of service charges and ground rent 
  • Advising utility companies and any other applicable third parties of correct liability and settling any bills or invoices accordingly
  • Recommend dilapidations charges from the deposit held and negotiating accordingly with the tenant(s)
  • Raising dispute with TDS on the landlord’s behalf
  • Visit the property at least once a year
  • Provide an emergency out of hours service 365 days of the year
  • Manage the end of tenancy process and deposit return

Fraser & Co are charging a one of payment for all Landlord, which will cover all of the below costs of taking your property to the rental market:

  • Arranging EPC’s and floor plans (if required or once expired every 10 years)

  • Administrative fee for arrangement of paperwork

  • Tenant Right to Rent checks

  • Extensive advertising on our official website & online portals, including Rightmove, Zoopla, On The Market, Facebook, Instagram, Twitter & LinkedIn

  • Arranging professional photos of the property

  • Arranging referencing of tenants via a 3rd party referencing company including credit checks

  • Negotiating terms with prospective tenants

  • Accompany prospective tenants on property viewings

  • Introduction of tenant

PROPERTY INSPECTION (CARRIED OUT BIANNUALLY): £90.00 per inspection

* PLEASE NOTE: Fees are expressed as a percentage of the agreed rent for the entire period of the tenancy. Rent is usually taken in advance based on the agreed terms. Fees are also payable at the same percentage on any renewals, extensions or periods of holding over. Please refer to our Terms of Business for further information.
