April saw a major move for Fraser & Co. It bid a brief farewell to St John's Wood, as the team moved out of the original Boundary Road offices and into newly refurbished premises in Paddington Basin, merging with the already established team previously located in the office next door on South Wharf Road. To celebrate the smart new look, the bigger premises and central position, a champagne reception was held with a rather special VIP in attendance. Dame Edna Everage paid a visit, causing a stir among the large turnout - OK, perhaps not the real Dame, but a pretty good look-alike nonetheless.

Manage your property well

You've purchased your new property on a buy-to-let mortgage and now you intend to rent it out. But wait, most landlords already know that managing a property is not as easy as first imagined. That's where Fraser & Co's pofessional management department can help. Property Manager Rumina Aktar explains some of the benefits of using their expert service.

"We take care of the day to day running of the property for our clients, from paying the regular outgoings such as ground rent, rates, service charges, insurance etc, to looking after repairs and general maintenance. We inspect the property twice a year, to make sure it's being used for the right purposes, which also gives us an opportunity to see if any repairs are needed, and then we'll send out a brief report. We also account to the landlord on a monthly or quarterly basis," she says.

They can also arrange for thorough cleaning of the property between tenancies, making sure it's perfectly ready for the new tenants to move in again. An independent inventory clerk can provide a check-in and check-out report, keeping an eye on dilapidations to charge the outgoing tenant. All gas appliances are also checked by a registered CORGI engineer prior to the commencement of the tenancy, or at yearly intervals - a legal requirement subject to the 1994 safety regulations act. Safe to say, everything you need to do in order to run your property correctly is covered by the Fraser & Co Management Department. It's amazing how many queries can arise when dealing with tenants in your property, so it's best to be on the safe side and leave it to the professionals.

"Firstly, no one can predict where the market is heading. It's all opinion. But prices have risen quite substantially in the last 12 months, and that's been seen virtually everywhere.

Right now, London is seeing a dispro-portionate amount of the benefits of globalisation, because the financial centre of the world is no longer just New York. London is preferred by many of the EEC employers, and for two reasons. One is the lack of Sarbanes-Oxley, which makes the regulatory environment easier. And two, America's immigration policy makes it very difficult to bring in staff from around the world.

So we see London with all this wealth coming in, providing a rationale for ever-increasing residential prices that is quite compelling. It's likely to falter at some point in the short term, but if you were a betting person, then having your bet underpinned by London's dominance of the global economy, for some people, is compelling.

Of course, it's always a gamble to predict where the next big area in property will be. Development does a number of things - it makes an area look better and that leads to people buying there who wouldn't normally go there. For example, an area like N7 - it was the wrong bit of Holloway Road, of Islington, but now a number of new schemes have arrived, it's quite nice. The confidence that then gives is self-fulfilling, so more developers are brought in and that general process of a number of different people investing money, somehow produces a tipping point that takes an area from not very nice to really quite nice. There are plenty of areas of London where you can see that's about to happen. A number of big, definite schemes are about to go up in Brentford - and will genuinely change the area. You'll get a built environment the same as Isleworth, with prices being dragged up to not quite the best of Chiswick levels, but similarly not the Southall levels that Brentford has at the moment."
